Do you also rent out homes?
At Housalert we don’t rent out houses ourselves. There are already thousands of real estate agents and housing associations doing that, so the last thing we need is yet another agent.
In fact, there are so many real estate agents that staying on top of all the new offerings is simply impossible.

I see a property I like. How can I view it?
Awesome! Our advice is to take action immediately. Landlords get hundreds of applications within minutes of a listing going live — so if you’re interested at all, send in an application fast.
Make sure you respond to the property manager, broker, or housing association, not Housalert. We don’t have any relationships with landlords, so we can’t help you communicate with them.
Follow these steps to arrange a viewing:
Click on the link in the rental alert or match email. You’ll be redirected to the landlord's website.
- Check how you can contact them to respond to the property. Remember that things vary per site: sometimes you can simply respond by email or a contact form, in other cases, you must first create an account.
- Send your (fun and personal!) response to the landlord.
💡 PRO-tip: Some agents and housing associations require that you make an account to apply for a home. We suggest you make an account in advance, so you can respond as quickly as possible to a listing.
Are there any additional costs involved?
There can be, but not necessarily. Here's how it works:
Housalert finds (almost) all available rental properties in Germany. However, some rental websites only allow you to respond to premium listings if you have a paid account with them. This typically costs a few tens of euros. These extra costs are not included in your Housalert subscription. You decide whether you want to purchase such a premium account on a rental website.
The benefit of this type of premium listing is that you can respond to rental homes that unpaid users of that site can't access. This increases your chances of getting a viewing. But don’t worry: there are plenty of rental websites where you can respond to listings for free, meaning you don’t have to incur any additional costs beyond your Housalert AI subscription.
What if I'm unhappy?
Most of our users are amazed at how quickly Housalert helps them find a home. But, we can understand that it might not be the right fit for everyone. You have a 14-day trial period during which you can request a full refund, no questions asked. Just log in to My Housalert to request the refund. 💸
Found a place, or want to cancel your subscription after the 14-day trial window? You can also easily do that yourself: log in to My Housalert and cancel your subscription renewal. Your subscription will automatically stop at the end of the billed period. 👍
Finding a home
Can you help me finding housing?
We get it: finding a rental home feels almost impossible these days. Hundreds of people respond to listings at the same time, while landlords often only check the first few messages. If you're not fast enough, your chances of getting a viewing are slim.

What is the income requirement?
The income requirement is determined by the landlord and therefore varies from property to property. Count on at least 3x the base rent, and in some cases more. So, for a property with a rent of €1,000, expect the base income requirement to be around €3,000/month.
Most property listings mention the income requirement. If it doesn’t, contact the landlord to find out.
How do I maximize my chances of getting a rental property?
There are several things you can do to increase your chances of finding a rental property.
- Set up a search with realistic criteria. When placing a search, you get an indication of the number of matches to expect. Aim for at least 3-5 matches per week.
- The most important: keep a close eye on your phone and respond immediately. To be the first to respond, every second counts!
- Make your response toward the landlord personal and fun, so they get a good impression of you right away. Many brokers have confirmed to us that this really makes a difference.
- Call the landlord! Often calling is faster.
- Make sure you have all the necessary documents ready in advance.
What documents should I submit to the landlord?
Requirements can vary depending on the landlord, but in most cases you’ll need to provide a standard set of documents. Preparing these in advance will significantly increase your chances of securing a rental.
Standard documents (most commonly required)
- Copy of your ID or passport
- Proof of income (usually the last 3 salary slips)
- Employment contract or employer confirmation
- Credit report (SCHUFA)
- Bank statements (recent, showing salary payments)
Proof of reliability as a tenant
- Tenant self-disclosure form (Mieterselbstauskunft)
- Proof of no rental debt (Mietschuldenfreiheitsbescheinigung) from your previous landlord (if applicable)
If you are self-employed
- Copy of your ID or passport
- Recent tax assessments
- Profit and loss statements
- Bank statements (last 3–6 months)
- Credit report (SCHUFA)
If you are moving to Germany (expats)
- Passport
- Employment contract or job offer
- Proof of income (if already employed)
- Sometimes a guarantor (Bürge) may be required
Do I have to pay you commission when I find a home?
Nope! Housalertis not a broker. We never charge you if you find a home through us. Besides, legally a broker is not allowed to charge when mediating homes found online.
PRO TIP: Are you currently working with a broker? Pay the brokerage fees and request a refund afterwards!
What if I want to share an apartment?
You can use a filter for home sharing when placing a search. However, not every landlord clearly indicates whether house sharing is allowed.
We’ll only filter out this offer if it’s explicitly mentioned. If it is unclear whether sharing is allowed, you will receive the rental alert just to be sure. You can then call the landlord to find out if sharing is allowed.
Subscriptions
How do I request a refund during the 14 day trial period?

The easiest way to cancel is through your account:
- Log in at https://housalert.com/en/login
- In the menu, go to Settings
- Click on the link at the top of the page to cancel your trial.
We will immediately end your subscription. You’ll receive a refund within 7 days.
Once you end your trial:
Your account and search profiles will be deleted
You will no longer receive matches
How do I change or cancel my subscription?
You can do this at any time through My Housalert. Or simply contact us via our Contact page
How do I start using the Housalert app?
Follow these steps:
- Log in at My Housalert
- Go to Search preferences
- Click on the download button of the App store or Google Play
- Install the app and follow the instructions on your phone
Account
I'm not receiving matches
You've placed a search query and haven't received any matches via the Housalert app? There could be several reasons for this:
1. Push notifications are turned off. Check the settings of your phone. Make sure to allow push notifications for the Housalert app.
2. Your search is very specific. If you're looking for a home on a budget in a popular city, it can take a while to receive matches. Consider broadening your search: you can adjust your search query in your account.
3. It is night-time or weekend. Most homes are listed on weekdays between 9am-5pm. That is why you will receive little to no matches during the weekend.
